The William Taylor Clapp Carriage House

Attributed to Mary Ranney, Draftswoman - Office of Charles and Henry Greene, 1904

Initially an 1882 carriage house, the structure was subsequently converted to a residence for Mr. Clapp – one of Pasadena’s original founding "colonists” in 1904. Gently sited forward on the property’s lot to provide a remarkable rear yard setting, this refined historic Pasadena Arts and Crafts period home rests on one of Southwest Pasadena’s most desirable streets.  In 1999, it was purchased by its current owners and since - it has been laboriously restored and updated to meet the standards of today’s living. Formal living with fireplace and adjoining viewing balcony. Dining room, office, custom kitchen and breakfast room with seating nook. Guest powder room. Upstairs: Primary bedroom with dual vanities, separate shower and soaking tub. Guest bedroom with ensuite bathroom and balcony, as well as two additional bedrooms that share a full bathroom. The lower carriage room retreat offers a large, flexible communal space - with laundry, three-quarter bathroom, workshop, ample storage and access to the outdoors.

The expansive garden, mature specimen trees and broad lawn designed by landscape architect, Mark Berry offer limitless boundaries with separate 498 square foot writer’s studio with bathroom and wraparound porch towards the furthest portion of the property.

Multi-gabled roof, the exterior is clad in wood clapboard siding with framing board trim at the corners on the first story, and wood shingle on the second story. Fenestration consists primarily of double-hung, multi-light casement windows. Upgraded plumbing, electrical, multiple HVAC zones and roof-mounted solar.

As a contributor to the Lower Arroyo Seco National Register District, the property was granted Mills Act status in 2006, providing favorable property tax savings.
